Btw, one smart way to mitigate some risk is to buy a townhouse. You’ll pay a little more for association fees, but ours include water, exterior insurance, all exterior maintenance, snow removal, groundskeeping, etc. Your renter will end up paying it anyway, but it takes some headaches off you as a landlord, plus renters are often looking for maintenance free living so your potential pool is bigger. We got our townhouse for about 80,000-$100,000 less than what others in our division paid for the same floor plan. Since we sold in the downturn we lost on that end, but since we also bought in the downturn we came up–majorly– on the other.

^ theres no money to be made in purchasing newer homes… you can buy a dilapitated crib in a decent area, for next to nothing, pay coupla thou to renovate and have it looking prestine. You’ll have a big chunk of escrow already built in, because it will be appraised like it is a newly built home, but you only paid a fraction of its worth.
