^I find myself watching a lot of HGTV and those short sale homes are the best fucking deals on the market. You can buy a house at half of its value. most of them are in good condition too. I’m in the process of cleaning up my credit so that I can cop my first home in a few years

If so, that’s a really good look…you should run the MLS, and find out how long it’s been on the market…if it’s been sitting for a minute, you may be able to cop for closer to your original ceiling….I mean, I live in a decent/semi-exclusive neighborhood, and there are 3 vacant cribs on my block that have been sitting there for some months…

Same kind of issue happened with me, but I got a more expensive home with a lower interest rate. The payments were about the same.

I would see what kind of interest rate you can get.

NEW YORK (CNN) — Bernard Madoff has decided not to appeal the 150-year prison sentence he received for operating the biggest investment fraud in history.

Financier Bernard Madoff pleaded guilty to 11 criminal counts in the biggest investment fraud in history.
“We are not going to appeal,” Madoff attorney Ira Lee Sorkin told CNN on Thursday. Sorkin said he met with Madoff this week at the Metropolitan Correctional Center in Lower Manhattan.

“Even if the Court of Appeals sends it back, certainly a guidelines sentence under the circumstances would give him a life sentence,” he added.

I was told that if i just eliminate my current debt (about $3500) my credit score can shoot up to the high 700s in a year.

**That’s about right…it’s all about debt to income ratio, and the amount of outstanding lines of revolving credit…if you can get your debt to say, 30% of your income, and keep your credit card balances down, you’re good to go…700 should be enough to get you into a crib, even with the tightened lending restrictions, these days…plus, you can probably take advantage of first time homebuyer tax credits ($8K this year, I think), and a lot of other benefits from that stimulus jawn (none)

I would also make the offer good for like 24 hours…tell them you’ve seen a number of properties priced in the neighborhood you are offering and that you can easily walk away.

get your credit up & save money. If they see you have liquid cash in the bank it helps a lot

@ BH, They change slightly often, but different banks can offer different amounts.
My first bank offered 5.25%, but the other bank offered 4.5% which meant an extra almost 40k on my house.

@ BH- you gotta look at comps, too- properties that sold in the area, recently, preferably similar to the house you’re looking at…whatever the last house sold for affects what the price for the next one is….

mainly because you never know if things may change & you are stuck in that house because it won’t sell or something. Next thing you know you got a 10k house payment.
