you need to for real its too much money to be made, honestly the market is terrible natiionally i would say just rent out your properties now becasue you can buy at a discount and charge decent rent, which allows you to have a source of income while being able to easily pay your mortgage, you also can sit until the market gets to where you like it and sale for what you desire, also you can take out a line of credit because the market is so bad, banks are doing this for free, which allows you to buy other properties and do the same thing…its a lot going with the real estate game plus…if you have friends that do illegal stuff its easy for them to turn around their money and lives in the process they just need to have someone in their family they trust

basically meet with someone who works with cleaning up credit reports, what you want them to do is flood the credit bureaus with letters stating that this is a mistake because once the credit agencies dont respond they can take it off your report sometime this doesnt work, but the guy i use jumped my score up a lot, but he cost me like 500 too, but the difference between a 650 and 720, when talkin interest rates on loans is huge…not so much for hard lenders, but for the second part of your deal it means a lot!

yeah thats real talk they have different tenant laws from state to state and you really have to know the tenant ordinances…also know your rights as far as selctions go and security deposits and other aspects of renting out…FOEKIST is right they can really fuck you over if you dont know what they cant or cannot do!

^^Co-signs Point… That landlord shyt is for the birds. You take entirely too many risk with tenants, and there are severals laws that will have you bankrupted or in jail before you even realize what’s happening.

honestly the market is terrible natiionally i would say just rent out your properties now becasue you can buy at a discount and charge decent rent, which allows you to have a source of income while being able to easily pay your mortgage

My advice would be to make sure you know HOW to be a landlord, studying up on it. It’s more to it than you think. And most importantly, make sure you have the right temperment to be a landlord. If you’re not patient, I promise you you will come across instance where you will be seriously ready to body someone.
yeah thats real talk they have different tenant laws from state to state and you really have to know the tenant ordinances…also know your rights as far as selctions go and security deposits and other aspects of renting out…FOEKIST is right they can really fuck you over if you dont know what they cant or cannot do!

basically meet with someone who works with cleaning up credit reports, what you want them to do is flood the credit bureaus with letters stating that this is a mistake because once the credit agencies dont respond they can take it off your report sometime this doesnt work, but the guy i use jumped my score up a lot, but he cost me like 500 too, but the difference between a 650 and 720, when talkin interest rates on loans is huge…not so much for hard lenders, but for the second part of your deal it means a lot!
^That’s good advice, but it’s a lot of work. I did it myself a while back (sent letters to the credit bureaus) and it helped. I found that there were a lot of errors on my shit. I couldn’t believe it. Stay on top of your report and get your free copies every year. Dispute ANYTHING erroneous and pay everything else on time.

Most people that I know are cash flowing $100 a month MAYBE, and to me, it’s too much liability and risk to it for just that little amount of money.

right now with the drop in interest rates, the real estate market is gonna boom…
but then youre gonna get all the suckers who buy up as much shit as they can, and once the rates go back up, theyre gonna be stuck and have to sell below what its worth…
so for the forseeable future, its gonna be a good time to grab a piece of property…

The problem with the majority of urban Americans is that they don’t get the tools in the beginning stages to develop their credit properly, and then they find themselves in a deep hole, which usually has them climbing out of it for the rest of their lives. Once you understand how it works, it’s cake to keep your credit score high…

yeah the credit score shit is some bullshit…furious said it right section 8 is the way to go the government is always on time with their shit, and you can make so many rooms in a house to get much more out of them as long as you follow their guidelines and as long as your not a fucking slumlord its not hard to pass their inspections…also dont look at it as just a 100 dollars extra a month look at the gains you get during tax season…please there is much more to it then just 1200 dollars a year, but when you have 20 pieces at 1200 a year you do the math, plus there is a lot of income that we didnt talk about in the whole buying and refinancing world, please believe there is much more to it….you think it would be this hot of a maret for a funky as couple grand more a month!

yo furious i asked the talib vs. mos question early…and it was close but i think talib got the nod…and the people that say Mos for the most part are biased due to liking the person more not baseing their opinions on just rap….because Talib is a boring guy while Mos is much more of a charasmatic guy, but lyrically Talib is the truth!

plus there is only one breeder close to Chicago, so that means i would have to have it shipped, which means extra costs…
