Now he got a DTP deal.

the corrola was my first whip ever. got a tahoe now. tryin to decide whether to get a new one or a 07 maxima. but i swear, in the past two days, i’ve left 3 dealerships in the middle of the salesman talking to me. not to ride my own jock, but i believe there are very few salesman better than me. Car salesmen aren’t scum of the Earth, they just are in a job where their base is crappy, and they’re trying to make a good living with the cards they’re dealt. That’s the art of negotiations, where both sides give a little to make a deal work. Which means YOU may have to pay slightly more than you want, and THEY’LL have to cut down the amount of their commission slightly, in order for the deal to work.

it’s not about that Foekist. I’ve been in sales since I was 15. There is a way to make someone comfortable, and there is a way to make someone feel that you can’t be trusted. Car salesman don’t understand the logistics of sales. Most of them. I’ve had some car salesman work for me that were straight incredible. Car salesman usually lack motivation and act like they’re doing you a favor by you being there. Granted, i’m not shopping at benz, so i can’t expect that service. But I don’t care where I’m selling, I would never in my life present myself like the people I have seen in the past couple days.

One of the best tactics is to come back to the same dealership a couple times and use up alot of the salesman’s time talking about the car or test driving, only to come back 3 weeks later and offer to buy the car at a ridiculously low price. The salesman will want to get SOME type of reward for the time they’ve invested in you.

I’m sure those burbs are like many other in Jersey. Townhouses will get hit the worst. There are so many now and they are so inflated. I really think you’ll be in a good spot in October. and make sure you don’t get a NegAm or Interest Only loan. The days of those being useful have been put on pause for a very hot minute.

^^Actually I did. There is this neighborhood near where my homeboy bought a house that is FULL of recent forclosures. Its all new houses too, only like 2-3 years old. The only things is that the neighborhood is almost in the country, its so damn far out. And property taxes in Houston are a killer. Example a mortgage can be 900/month but when you add in taxes it will push your monthly to around 1500 to 1600.

with most foreclosures, you have to have 20% of the sale price at the sherriff sale. However, if you find yourself a fixer upper, you can get an FHA (Gov’t Backed Loan) 203K loan. Those basically will finance you for the purchase of the home as well as giving you a budget to fix it up. Also, when buying a cheap fixer upper, you have the ability to raise the value regardless of whether it is a buyer’s or sellers market.

^That’s one of my biggest inhibitions too. I’d rather have an all inclusive heat/hot water/gas/electrical charge than that individual ish. But, I know you gotta sacrifice one for the other. Plus houses constantly need repairs. Whereas in a apt., anything that needs to be fixed you can just bug the hell outta the landlord until he fixes it and threaten not to pay/sue/whoop his ass, etc.
